We have a direct marketing platform and access to up to 180 platform channels including Airbnb, VRBO, booking, homes & villas by Marriott and others

Accepted Answer

We handle all the cleaning using our own cleaning staff or partners and we provide a linen service utilizing the same linens as many 5 star hotel brands including the Fairmont .We provide kiehls bath products and most guest consumables (coffee, tea, sweetener, paper towel, toilet paper and more) all our consumables are well respected name brands.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We provide a transaction ledger along with monthly payouts which break down rent, cleaning, taxes and fees.  Owner can use this information to do their tax reporting in whatever way works best for them

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

While our platform payments go into various escrow accounts for payout to owners we do not have a separate escrow account per owner as most of our channel partners do not allow separate payouts by listing but we use the transaction ledger to accurately account for each owners separate bookings and pay them their correct earnings.   The ledger is easy to follow and audit.

We have a wide software stack who oh includes channel/listing/guest management, smart pricing, cleaning and maintenance scheduling, verification and tracking, and smart lock automation..We can also build and deploy custom smart home solutions for owners who desire them

As well as on the board of sf travel which is responsible for marketing San Francisco in coordination with the hotel industry

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Accepted Answer

We offer a variety of solutions and prefer ones that don't require a securiey deposit.  Some have optional deposits (guest chooses to pay an insurance fee or provide a deposit) or mandatory insurance fees which have zero deductibles for damage claims.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We primarily rely on smart pricing but have vast expertise for tuning the smart algorithms to specific properties, amenities, and location .In addition we constantly track changing events and market conditions to manually override when we feel it's can generate more revenue or book otherwise likely unoccupied nights .We target total revenue over occupancy.   We feel it's better to make more money when we can and leave some nights empty rather than let a place get booked for well below its value
