Our commission is a flat 20% on gross revenue. We do not charge any extra fees, so that way you are confident knowing that you can ask us for anything without worry that you will be charged any additional fees.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We market on 20+ different channels, and we have our own wifi routers that collect the emails of every guest that stays at your property. We then will re-market to those guests with monthly emails advertising new specials to incentivize them to come back. We also spend $10k a month on Google, Facebook, and Instagram ads to those same people, and we re-market to any guest that visits our website as well. We try not to rely on big channels like Airbnb, even though they are a great source of bringing new guests it is our responsibility to keep them coming again and again.

We provide an owners portal that you can visit at any time to view your calendar, reserve as many owner stays as you'd like, view occupancy rates and average daily rate for the month, and review all of your monthly owner statements. We also provide reports on the market health and how your property is performing compared to other similar properties in the area. We try to provide as much information as possible to give you the tools to succeed.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We use trust accounting to manage all funds. We will take care of all tax remittance and reporting, pay for all expenses, and will send you a payment monthly with your net revenue.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We love the use of technology to enhance our guest experience and upselling opportunities. We have a guest concierge app that they receive upon booking. The app will provide guest screening, and identify verification to ensure safety for your property. It will then give the guests everything they need to know about the property, including wifi information, check-in instructions, amenities, how to use the pool and spa, etc. Additionally, we offer a variety of upsells including pet cleaning fees, pool heating, early/late checkout, massage service, private chefs, cabana boys, and more!We utilize noise decibel monitoring devices to make sure we are aware of any loud noises before your neighbors do, we will then speak with the guests to make sure all problems are resolved before any potential noise complaints. We also will monitor any home video devices to screen for any potential issues, and to confirm the guests are coming with the correct amount of registered guests.
