1. Commission & Costs: Please explain your commission structure and any additional costs a homeowner might incur.

Our split is 60/40. Any additional costs would be individual to each home.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We use a wide variety of national platforms to push our listings out to guests near and far. Our local tourism board promotes our listings here in Whatcom County and we continue to keep in touch with guests after their stay through direct marketing.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We take care of all deep cleaning before the rental goes on the market and in between guests and owner stays. Guests pay a flat cleaning fee and owners pay by the hour, as some owners like to do most of the cleaning themselves while others just like to come and use their home and leave. We give regular safety inspections to ensure guest safety and we have a skilled maintenance team that can fix most any issue. If they cannot fix something, we have a long list of loyal local vendors that can.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

Luxury Getaways has a Portfolio Manager on staff that is your main point of contact throughout the entire onboarding process. Once your property is onboarded, you will have access to our Owner's Portal where you can see your guest bookings and even block out your own time at the property well in advance. We pay out once a month and provide detailed reports of bookings as well as any charges or spending.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

Yes, Luxury Getaways follows trust accounting principles. We also use a third party accounting firm for trust accounting.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We use a couple different systems. The first, LMPM, is a software that communicates with all of the booking platforms, stores billing info and keeps the calendars for each property. The second, Breezeway, is a platform that allows us to communicate with guests and stores our in house maintenance and cleaning tasks and schedules. Lastly, our Owner's Portal is your dashboard to your own property and its booking calendar.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

We are the only property management company with an office in downtown Glacier. Being boots on the ground is important to us. We are here year round so you don't have to be. When the temperatures drop, we can run to your house and make sure the faucets are dripping and that your pipes don't freeze. If your guests need anything, we are here and ready to help. We also use technology to monitor noise and number of guests in the house at a time. We want to make sure that not only the homeowners are happy, but their neighbors too!

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Damage and wear and tear happens. We cover anything under $250 in damage. Above and beyond that is the homeowners responsibility. When guests book through third party websites, there is usually a way to recoup the damage costs.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We use a dynamic pricing software that changes rates in a way similar to airlines, based on availability and demand. If there are vacancies for an upcoming weekend, we will adjust rates manually to try to obtain a full house.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

We have been working in Glacier for almost 25 years. We are part of this community and we support other local businesses too by hiring them for jobs outside of our capabilities. We also work with smaller businesses in town by promoting them to our guests via coupons, flyers or word of mouth.
