All property payments done next month with full reporting of all income, expenses and payment made by E Transfers direct to bank accounts.

We do follow trust account principles.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

Resort lock insures that we know every time a guest opens the door or locks the door. Also when attempted unlocking by unauthorized persons.Full cleaning inspections by our own hostess to insure perfect cleanings and satisfied guests every time.We guarantee that if you don't like the place when arrival, we will move you to any other available property if possible.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

Every guest is met at the house to insure they are who they claim and if they book for 4 people and more show up, they are refused entry.We send newsletters monthly to keep our owners up to date and to involve them with their property if desired.If requested we send info on each new guest ( usually when owner lives at same property ).

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Each guest is charged a $50 or $60 insurance fee that provides up to $3000 accidental damage protection. If not accidental then the guest is charged for it through their credit cards on file.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We manage rates manually as we are not a major city with high profile events that can drastically change demand. Majority of our business is people moving here, insurance claims for water and fire moveouts and incoming workers for contracts of up to six months or so.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

We support Rotary, Shriners, and many local charities through our return it program whereby we collect all returnable items and cash them in and use these funds to donate to groups. Many thousands per year to assist worthy groups.
