Elaine & Lance Stitcher founded Seaside Vacations & Sales based on the notion that there was a better way to do it, plain and simple. Better for Homeowners - better for Guests - better for their Team. Lance had proof of concept that he could succeed in the industry having been the General Manager at Vantage Resort Realty, and Elaine was as passionate, or even more so, about Vacation Rentals, and with her strong background in Marketing and Customer Service, they took a leap of faith and Seaside Vacations & Sales was born. Over the last 10 years, Seaside has grown organically and carefully, and now manages about 450 properties, while also having a successful Real Estate Brokerage.
Seaside Vacations provides Property Management and Real Estate Services in both Chincoteague Island, Virginia and in Ocean City, Maryland. We have no interest in being the biggest - just the best. We built our business - not buy it - and it's our baby. We are very hands on and present in the day to day operations, and hands down have the best team and tech stack to be found. I like to say that we're a small business with BIG technology. We have the best website around, and just launched a new one, as we like to remain 2 steps ahead. We use dynamic pricing tools, and our Operations Platform, Breezeway, is amazing - we're all about both making you money AND the best property care.
2023 was a BIG year for us - we were voted "2023 Vacation Rental Management Company of the Year", by the Vacation Rental Management Association, Best of Locals Choice in both 2022, 2023, AND 2024, and the Comparent Market Leader Award!
We have our own in-house teams for maintenance technicians, cleaners, and inspectors. We provide linen to all our guests at NO COST to our owners. Ask us about our laundry facility, we are very proud to be the first local company providing such a service. Not only is your property cleaned after each departure following the latest in CDC guidelines, but the property is inspected by a member of our staff, utilizing checklists and photographs, on EVERY departure. If a repair is needed outside of the scope of our staff, we have partnered with the very best service providers to provide timely and proper repairs.
We’ve adopted the best technology in the industry, assembling the teams from TRACK, ICND, Breezeway and Beyond Pricing to offer the best technology in the industry. This "tool box" allows us to accomplish nearly anything that you can think of in this industry. We could go on and on, but you get the gist. We’ve got a great team, we’ve got the experience, we’ve got arguably the best technology suite that can be assembled, and our team has a passion for what we do that is unrivaled. And don’t forget that we are one of the few companies around where the owners and senior management will answer the phone personally for our Partners.
Seaside Vacations & Sales is about community, as well. Lance serves as President on the BOD for the Association of Realtors, and Elaine is a long time Board Member on the Chincoteague Chamber BOD, as well as on the BOD for Historic Main Street Merchants. We both are active in the Vacation Rental Managers' Association, and both serve on many panels, and are instructors frequently at conferences. We are ALL about education, and being on the cutting edge.

Seaside is the fourth agent we have used for our condo in Ocean City, and they are by far the best. The staff is extremely responsive and goes the extra mile to accommodate our requests. They also do an excellent job of vetting our tenants, as we have had only minimal issues with tenant damage. Past agents would rent to anyone with a heartbeat, with the result that our condo would take a beating each season. We are thrilled with Seaside and cannot recommend them highly enough.

Since we signed on with Seaside in 2020, we have felt like a part of their family! We are secure knowing that our properties are being cared for and looked after in such a responsible and thoughtful way. The lines of communication are always open and any major issue that may arise is handled quickly and efficiently. They are leaders in their industry and it is evident with their professionalism and attention to detail. I appreciate that when I call in or email that whoever picks up the call knows my property. I appreciate that there are many staff members that are apart of the Seaside Vacations Team who can share in managing our property well from marketing, helping guests, housekeeping and quality maintenance team members. We also sold a property with having a very smooth settlement in a short 4 weeks closing. Thanks for keeping current with marketing trends and professional details.

Responds promptly to any concerns and/or issues. Elaine and Lance are “hands on” company owners. They have a terrific team that are great to work with. We are also able to get a hold of someone - night, day, weekends. Elaine and Lance treat their staff like family. They have a terrific maintenance crew that are wonderful to work with.

Lance and Elaine offer very personalized and caring service to me both as an owner and as a frequent rented of other properties they manage. Their properties are always in 5 star condition. They are available day and night for any trouble shooting required. They continue to assist me in the care of my property even in the off season when it is not being rented.
The welfare of my property is as important to them as it is to me. They are simply the best!

In our search for a property management company we had several priorities to consider. Our property serves as our second home and we wanted to entrust the care of our home to a company that would take care of it as we would. The meticulous and pristine condition we find our property in every time we enter has gone beyond meeting our expectations. The communication is plentiful and thorough with each encounter. I have been with Seaside for many years. As an owner, "no news is good news". Throughout the years and particularly with the installation of Jason and Dorothy as the leads in Ocean City, we have been extremely pleased with our management team. We have had no guest complaints, the team takes are of everything to ensure our property stays beautiful, is rented regularly for top dollar, they care for the property in and out of season and we have confidence that when we don't hear anything, it is because things are being taken care of. Our properties have stayed beautiful, they have stayed on top of maintenance and inventories and I would highly recommend Seaside to anyone.
