We provide full service management for 15% of net accommodation income, first month of management FREE! We offer transparent statements as well and never mark up maintenance work.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We distribute across all major and many minor channels, create social media listings and accounts for each property, and email market to tens of thousands of past guests.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We clean and inspect units every turn and oversee maintenance for our clients.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

Clients have online real-time reporting access as well as detailed monthly statements. You can work directly with the CEO and the Director of Accounting on property management and financial related questions.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We are a Vacation Lodging Service provider (VLS 730) and adhered to the standards and requirements of that designation for our Tennessee clients.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We leverage best-in-class technology for property management, revenue management, distribution/marketing, and property operations, which ensures we maximize returns and asset care for our clients.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

Our clients get the sophistication and tools of a large national company with the access, communication, and flexibility of a boutique firm. We also allow whatever use patterns clients prefer and have a partnership with a global luxury home exchange provider enabling our clients who qualify to join their network at no cost.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Our guests pay for Safely's contents insurance which covers the first $5k in damages. Vector has coverage for potential claims in excess of that amount as well.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We use PriceLabs pricing software as well as our own proprietary analytics software to price dynamically according to supply and demand over time and against comps for each home we manage.
