1. Commission & Costs: Please explain your commission structure and any additional costs a homeowner might incur.

We work closely with our owners to curate the best contract that fits both of our needs. We typically charge a 30% commission and do have start-up costs to prepare the property for rental.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

Our marketing is produced both in-house by our own Greg Wesson who earned his Business Marketing Degree at Southern Oregon University and by the industry veterans at RealTech Webmasters. From Social Media to Google Ads and beyond, we cover the web with geographically and demographically appropriate advertising. Nautrally we also list on homes on top preforming websites such as VRBO, AirBnb plus we have the benefit of being Sunriver's only manager accredited by The 100 Collection, a group dedicated to offering guests the best experiences in a vacation rental from local, professional property managers wherever they travel. Our partnership with Casago also gives us an international market to draw from and offer for owners and guests who choose to travel elsewhere. On top of that we use local print during our heavy tourist seasons, we capture emails from our guests for re-marketing creating return guests. But most importantly, we treat our guests with honesty, respect, and care creating a relationship that transcends the business transaction.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We email owners and send out videos to keep you in the loop on everything in our area, including market and general information. Our Operations Manager, Crystal, will work with you on all home-related items. Our Owner and Guest Experience Manager will work with you on your owner statements and any upgrades that need to be done at your home. Greg is our Marketing Manager and handles all things related to marketing your home, our website, Airbnb, and VRBO. Our General Manager, Stacy, will work with you on Revenue Management, industry knowledge, and the goings-on.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

Oregon does not have Trust Laws for Vacation Rentals. However, we do practice Trust Laws in our accounting process.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

Our primary internal software is a robust Property Management System that we utilize for bookings, housekeeping, maintenance, owner communication, finances and much more. Our partnership with Casago gives us unlimited support including rate management, software updates, financial reconciliation, and even video meetings for those urgent questions. We also have the best third-party systems for organizing our team, keeping on top of requests and needs and communicating with and providing information to our guests.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

Experience cannot be bought and in cannot be programmed in a computer. Experience is earned through trials, lessons, and years of practice. Cascara's founders, Ed and Sandy Willard, started 40 years ago and the current owner/operators, their daughter Stacy and her husband Greg, continue their tradition of giving our guests a memorable Sunriver stay with local knowledge and years of living in the area. Stacy lived in Sunriver during her childhood and Greg vacationed here often until his family moved to Sunriver. We love the area and consider it an honor to share it responsibly with so many. We're committed to the community and work alongside the HOA to make sure our guests understand what makes Sunriver so special and to follow the regulations so that homeowners and guests can enjoy the incredible High Desert area of Central Oregon.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We have a damage waiver guests pay for incidental damages. We also do background checks on the guest to deter credit card theft and guests we don't want in the homes. If a guest causes damage that is considered not accidental, i.e., pet damage, it is our job to go after the guest to get those funds to fix the damages. If we don't catch renter damage then it is our job to cover the costs. Owners are responsible for normal wear and tear on their homes.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

Our dynamic pricing rate management system, RevMax, is operated by 2023 Revenue manager of the Year, Tom Lyons of Casago along with input from Stacy. Weekly meetings and constant attention to outside forces and trends keep our rates in proper ranges. Experience and Wisdom create a powerful combination to keep rates appropriate and intriguing to the guest while proving income to the owner.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

Being a past home for both Stacy and Greg, Sunriver is near and dear to our hearts. Stacy has been on several Sunriver Homeowner Association boards including creating the nuisance ordinance creating the best ways to inform guests of rules and regulations, the Off-Leash park initiative for our four-kegged guests to enjoy, and the Future of Sunriver board where they are looking to keep Sunriver the best locale to visit, play, and stay. Our community is built on long-term homeowners and vacation rentals blended together and we work to maintain a balance that is viable for both the permanent residents and visitors alike.
