We charge 18% of rent to our owners. We also charge guests directly for services they use, like housekeeping. Please contact us for more details.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We market on Airbnb, Vrbo and our own direct booking website. We offer free tickets to Biltmore and other local activities. Past guests are contacted regularly through an email campaign, and we have active marketing through our website.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

Our in-house cleaners work from a checklist, and our supervisors inspect your property prior to guest arrivals. We offer maintenance through a combination of dedicated staff and trusted vendors.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We communicate with Owners through a monthly newsletter, and are always available to speak with you to answer questions and solve problems. Pete, the owner, takes the lead in Owner communications with support from our team.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We follow trust accounting principles in accordance with strict North Carolina regulations. You will receive a monthly statement, automatic bank transfers and an annual statement and 1099.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We use dynamic pricing to maximize revenue and occupancy. We leverage technology to effectively communicate with guests and provide a seamless, memorable guest experience. This fosters loyalty, repeat business and positive reviews.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

We create value with Xplorie, a company that provides free Biltmore passes and tickets to other attractions. This has allowed us to raise prices while also increasing occupancy. We have a loyal following of guests who have been returning to our properties for years.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We charge guests small non-refundable damage waiver fee, bundled with their rent. This provides Owners with up to $1500 of damage protection for each guest reservation.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

It's important to understand that the marketplace sets prices, not us. Our job is to find the price that guests are willing to pay. We use dynamic pricing to set rates, and we actively test them to find the sweet spot where the combination of pricing and occupancy create the maximum return. Prices vary daily depending on the demand signal we get for specific dates.
