The commission amount will range from 22-25%, depending on the property location.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

Maui Condo lists units on popular distribution channels, such as VRBO, Airbnb, Booking.com, Expedia, and more. We advertise on social media and a wide range of online publications in the continental US and Canada.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

Unit cleanliness is one of the most important factors in vacation rentals. We work with a variety of cleaners and will assign the best fit for your condo. All condos are cleaned on the day of the guest departure. If there is a time gap between reservations, the cleaner will go back for a touch-up before the next guest. On the day of a guest arrival, an Arrival Inspector will check the unit to make sure it is ready for the guest and to inspect any concerns within the unit. If there are any concerns, our unit quality is made aware and will work with our maintenance person and/or various vendors to remedy the issue. We schedule annual deep cleans, or as needed. We will help facilitate renovations by working with contractors and vendors. We will be your eyes and ears for your Maui home while you are away.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

Maui Condo is a Team of local Maui representatives. We have an owner services manager who is available to help with the owner's needs and is assisted by a unit quality team, including maintenance and arrival inspectors. You will be provided a monthly income statement.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

Maui Condo follows Hawaii State Laws in regard to trust accounting. All revenue for the month is processed at the beginning of the following month. Taxes are passed to the owner, unless the owner opts into Maui Condo's tax remittance program, for a small fee.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

Maui Condo uses top-rated vacation rental software, which connects seamlessly to the top vacation rental booking sites, and offers owners and guests their own unique portal.
