15% All Inclusive Management Fee Includes. We only charge a percentage of the nightly rate. No percentages are charged on the cleaning fees,taxes are charged a percentage. In fact, we charge the nightly rate only after we remove the Airbnbfees (charged to the host AND the guest) from the equation.There is a set monthly fee of $200 a month for property care. This includes garbage removal and repairs needed on the property. We can also handle pool care for $125 a month and lawn care for $100 a month. For 5+ bedroom homes, the property maintenance package is $ 250 a month.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

Our cleaning team notifies you of issues in real time and consults with property owners before extensive repairs or renovations.We have an in-house pool maintenance team that works in tandem with our cleaning team. They will notify them notifies you of issues in real-time and consult with property owners before extensive repairs or renovations.We take photos of all guest damages and immediately file a claim with Airbnb or VRBO on your behalf before the next guest checks in.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We have a dedicated WhatsApp channel for each of our homeowners. If you need anything we are simply a message away! Each home will have a dedicated guest and homeowners support rep to handle issues as soon as they come up. There's a reason we are so highly reviewed!

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We use Getclearing.com which is an official partner of Hospitable.com, our Property management software. Each month you will get a professional statement with the booking generated, our commissions, and any extra fees or income (pool heat) that was charged on your behalf.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We use Hosptiable for our guest messaging services. We also use Hospitable to give homeowners instant access to block off their calendars and see their nightly rates. We use Getclearing.com to generate and pay homeowners each month. the Yale and August app is used to generate 1-time codes. Host.co is used to upsell a variety of services to our guests.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We use Safely for any direct bookings. When using Airbnb, VRBO and Booking.com we rely on these platform's coverage policies.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We use Pricelabs to make sure we get the best pricing we can for our homeowners. For last-minute bookings, we will offer a 35% gradual discount within 14 days, for far-out bookings that are more than 90 days out we will apply a 20% premium. The algorithm is set to ensure high occupancy rates at all times. This gives us the advantage of not only remaining full, but giving us the required bump in the OTA's algorithm as well as encouraging review velocity.

B&D came to my rescue! I purchased a 3 bedroom condo in Tuscana and hired them to do a complete renovation plus furnishings + cleaning (PM) . They were very reliable, professional and had amazing staff. My job came in under budget and right on schedule. The place looks amazing and is ready for the short term rental market!
Dwight + Bertha (owners) explained everything to me ongoing and even obtained trades on short notice when I had electrical issues.
