Accepted Answer

At SkyRun, there are zero unexpected costs.  We take a commission based on bookings revenue and that is it.  We have a maintenance person on staff that will handle all minor issues and will use a trained third-party vendor for anything serious that might occur.  Those costs will be billed to owner.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

When you sign up with SkyRun, your property will be listed on four short term rental websites immediately (AirBnB, VRBO, HomesTOgo, as well as Skyrun's website)

We have a third-party vendor that will handle all cleanings.  We then send a SkyRun employee to inspect the property as well.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

Once a homeowner signs with Skyrun, they will be provided a login and password to a portal that will have all information about their property.  It will have all future bookings, revenue earned, and the ability to block out dates for themselves.  We will also do a quarter business review with each homeowner to discuss any issues or comments made from guests during their stay.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

Each homeowner will be given all tax documents, at the end of each fiscal year, to turn into their accountant.

Our Skyrun software works with all STR (short term rental) websites, so once a guest books their stay, it talks to our software.  This is a seamless process for guests.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

We like to personalize our guests stay.  One of the first things we ask our guest is why they are visiting Orlando.  If they are down for a retirement party, we might suggest or book restaurant options, if they are down for an anniversary, we might have a nice bottle of wine waiting for them.

We use a third party company called Price Labs that assists with dynamic pricing to optimize as much earnings as possible for our homeowners.
