20% Booking Fee; any expenses needed to maintain the property. City requires annual inspection and fees annually. Keyless entry locks for the property

Property is cleaned after every booking. General AC maintenance twice a year. AC filters changed monthly. City requires annual inspection and fee. Property is inspected by Waterfront Beach Rentals Monthly when property is not rented.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

I am a small business. I will communicate with the owner directly though phone calls, email and text messages. I am available to the owner 7 days a week. Owners will receive monthly reports with the breakdown of income and expenses including copies of all receipts.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

I have a background in financial accounting and will give the owner property documentation to support the income and expenses of each rental.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

The property has keyless entry. The code changes with each rental to provide extra security to the property.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

Hands on approach to the property. Attention to the smallest of details as well as the biggest details. Try to offer what other companies do not. Specialty soaps in the bathrooms. Extra towels and linens; beach chairs and beach towels for guests. Use great cleaners that go through the unit with the same care as the owner wants for their home.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Require a security deposit and there is full disclosure in the contract given to the rental upon booking the unit.
