1. Commission & Costs: Please explain your commission structure and any additional costs a homeowner might incur.

Our Commission is on a sliding scale between 20% - 25% based on the financial projections of the property itself. Other costs are disclosed in our Management Agreement!

2. Marketing: Please detail the strategies you utilize to market properties to guests.

Exposure is key! With us your property is listed on 7 OTA sites. These include SICB Website, VRBO, Airbnb, booking.com, Trip Advisor, Expedia, and Marriott Homes & Villas!

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

Full Service Property Management is what we provide! We have the largest on the ground team with eight maintenance technicians and a commercial grade laundry facility. We partner with cleaning companies, and have inspectors go through to make sure everything is being done to our standard.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We have two Owner Services Manager who represent owners depending on geographical location. Either of the two are the main point of contact who are available for all owner needs. Statements and reports are uploaded to their owner portal, as well as new stories and company updates.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We collect and remit all financials on behalf of the owners. They are paid out on the 15th of every month for all reservations that checked-out the previous 30 days.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

Our database system is Streamline. Here we utilize the owners portal where they can view all information. They can see existing reservations, projected reservation rental proceeds, guest reviews, availability calendar, as well as make their own blocks for personal use! We also use a Lynx lock system which is connected through our database that auto generates new door codes for each new guest.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

With us we guarantee you are provided with better quality service, better property care, and better rental rates!

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We require all guests to sign a contract with us. There is a damage/theft clause. If damage is done, we have the right to charge it to the guests card on file.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We utilize a dynamic pricing algorithm. With this we are optimizing the property based on demand and seasonality. The prices will rise in the busy season, and dip in the slower season to aim for 85% occupancy throughout the year!

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

The Space Coast local community is everything! We support local establishments and feature them in our area guide sent to guests. We attend local events such as Friday Fests, and Locals Feeding Locals (as well as donating gifts). Cocoa Beach and the Space Coast have a unique retro beach town vibe that has remained. We do our best to keep the local feel and show guests and owners what the Space Coast is all about!
