20% commission. No up-selling of maintenance.The owners have the option of doing the VRBO yearly plan, and or Florida rentals. We are open to any of the owners preferences when it comes to channel platforms.

We use Airbnb, VRBO, our own webpage, and Facebook

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We have our own dedicated cleaning and maintenance.Is certain maintenance cannot be taken care of by our handyman, we have a large list of vendors in the area.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We do owner to owner communication.We provide the month-end statement. They also have an owners portal for the owners to see bookings, and also block the calendar for themselves.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We use trust accounting principles. Owners have access to bookings and get a month end statement and payment by the 10th of the month, if not sooner.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We use Ruebarue to communicate to the guests along with our direct line and email.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

We believe in owner to owner communication with an open phone line to the owners. We understand if they have a concern we want to get it taken care of.

We use a combination of both dynamic pricing, also, we manage rates manually. We are using price labs.
