25% of net total revenue, this is different and much more advantageous for owners than most national firms because any booking fee or other fees are shared with the homeowner who receives the majority of this revenue.

We provide cleaning resources for owners and guests from our in house housekeeping service. We will inspect the property at least monthly and we will supervise any maintenance that is require for the property.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

You main contact will be either Matt Ryan the owner or one of his team members.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We utilize a trust accounting method where all revenue is kept in a separate trust account. Once a month you get a statement detailing revenue and fees and your disbursement is sent via ACH to your bank account. At the end of the year you receive a 1099R for your taxes.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We utilize supplied (free to homeowners) smart locks to keep your property safe in addition our property management software lists your property on national sites like Expedia, VRBO, Airbnb, booking.com and others and keep the pricing and calendars up to date across all platforms ensuring your property gets the the highest revenue and best guests.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

The guests pay for damage insurance that covers the costs of any damage to the property over $100. In addition we run background checks on the guest reserving a property and we require ID and a signed detailed rental agreement from the guest reserving the property. Part of our requires the guest to detail each party staying at the property and their age.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We utilized the top rated dynamic pricing software to make certain our pricing is competitive. In addition we regularly will manually over ride pricing formulas based upon neighborhood and events in the Vail Valley.
