1. Commission & Costs: Please explain your commission structure and any additional costs a homeowner might incur.

We are a standard commission of 25% of the gross rent rate. As an incentive to sign with us, all new owners are offered 20% for the first 3 months then rolls to the standard % of 25

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We market through all the rental platforms, plus, our very extensive mailing list, social media marketing, SEO (paid and organic) and collaborations with influencers

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We perform a very extensive cleaning between guests with our Bella Linens Program and hospitality sheets and towels. Our Bella inspectors will set the home for the guests and insure that the home is ready for a great guest experience, as well as a Home Wellness preventive 3 month program, changing all filters, light bulbs, etc

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We have a team approach here at Bella. You do have a designated representative for owner communication and you can easily text or email our team within our internal platform. The owner receive a statement once a month, with prior months rent. We update our owners in a monthly newsletter full industry data and local/internal things to note, changes, improvements, software, etc. We also meet with every homeowner twice a year via chat and show them their listings, reviews and backend pricing tools, etc. We like to keep them in the know!

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We do follow trust accounting within Bella Palazzo and have an internal bookkeeper and she is at our owners disposal.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We have have the best software in the industry offering Guest Experiences and communication, duration codes and monitoring of all thermostats and video cameras to insure safety for all groups. As well, Noiseaware that detects level of noise in case of a party or extra invited guests.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

At Bella Palazzo, we aim to keep your costs down! All the dry goods are covered in the post cleaning fee and all inspections for guests arrival are covered by Bella and we do NOT mark up any maintenance work at your home!

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We are fastidious about the protection of your home! Every guest purchases a Safely damage policy which covers $10,000 worth of damage, $150,000 slip and fall and $500,000 dwelling, with no questions asked to the guests. We do not need a guests approval to file a claim. What guests wants to agree that they have caused any damage!

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We use Beyond Pricing for our dynamic pricing. This regulates the supply and demand and adjust the rate accordingly, leaving no money on the table! If demand is high annd supply is low, your rate goes up! It does recognize all events and holidays, as well as which day of the week it is, just like a hotel

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

We are members of VRMA and Scottsdale Visitor and Convention Bureau and we stay active in our communities helping to raise monies for those in need!
