We do not have a one-size-fits-all management commission structure. Our management fee is determined by the type of property, location, condition, and annual revenue projection.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

Enterprise level property management software allowing for distribution to multiple listing sites and best in class Trust Accounting, Smart Home System including Keyless Locks for each property, Noise Monitoring, Custom Guest App, and Owner Dashboard.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We require all guests to purchase a non-refundable damage waiver backed by Safely, covering up to $1M in General Liability and up to $1M in Bodily Injury plus up to $10k in content coverage for intentional/accidental damage caused by the guest.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We utilize dynamic pricing software and adjust rates regularly as needed based on compset.

We're on the Lake Geneva STR Ad-hoc Committee representing professional vacation rental managers when determining changes to local STR ordinances.
