2. Marketing: Please detail the strategies you utilize to market properties to guests.

I am orienting towards a direct marketing strategy to launch my website and associated ad and copy to drive previous and new guests to repeat customers and establish loyalty and consistency in my guest portfolio. In the meantime, I am listed on nearly 100 different sites to maximize revenue and occupancy. I am proactive and responsive in marketing changes, pricing strategies, and provide an amazing experience to encourage repeat customers.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

I have a dynamic integrated system that ensures the property is cleaned to 5start hotel standards and every property is inspected for safety and quality excellence prior to each guest arrival.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

I provide a monthly call to discuss the strategy, vision, and performance of each property. Every owner can call and email me at any point during the month outside of this meeting.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

As a realtor, my brokerage handles the escrow funds that are distributed by the 10th of each month with a detailed, line-by-line expense report. Trust accounting is fully implemented within Homezies

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

I have property management software that allows me to communicate with all guest inquiries and past and present guests that are in our pipeline. This PMS allows me to syndicate all listings to nearly 100 channels that we respond to inquiries. I also use a dynamic pricing tool regularly monitored by me, a cleaning and maintenance dispatch and record service, and smart lock access control software to ensure the homes are only being accessed by the people that should be able to enter.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

I am extremely personable and absolutely love this industry. I make sure the guest feels like they are members of the community, rather than an outsider, and establish an excellent rapport that allows me to create real relationships rather than just a transaction-based relationship.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

I use Superhog which acts as a secondary insurance platform, collecting a damage waiver or a security deposit, depending on our preferences or the preferences of the guest, depending on the rental situation. I use the collected damage waiver funds to pay for amenity replacement or damage repair to avoid another line item on the expense report.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

I use Pricelabs which has allowed me to create competitive pricing strategies to maximize occupancy without losing revenue. Depending on the market, I maximize the price at the start of the booking window and incrementally apply discounts closer to the booking people get.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

I am growing to become a positive, reliable, and professional member of the STR community, especially on the peninsula of Hampton Roads. I regularly attend groups, discussions, and meetups to promote short-term and mid-term rentals in the area for the benefit of the community.
