Management Fee: 20% of the collected revenue. This drops to 15% if we manage more than 1 listing for an owner.Software: We utilize a smart-lock system to keep the home protected, this runs at $20 a month.Consumables Package(Optional): This is charged at $10 per guest at max occupancy per month. This covers the replacement of all consumable items in the property (Soaps, trash bags, coffee filters, etc)

2. Marketing: Please detail the strategies you utilize to market properties to guests.

Beyond the traditional main OTA's (Airbnb, VRBO, Booking.com, Expedia, etc) we also market to our past guests on our direct website, and drive traffic there as well through other marketing avenues. We also list our properties, especially those in urban areas, on mid-term rental sites (Furnished Finder, HelloLanding, ALE Solutions, and many others)

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We completely handle cleaning and maintenance. Cleaning and maintenance management are included in our management fee with no additional expense. Our cleaners go after each stay, and the cleaning cost is charged to the guest.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We provide a monthly P&L report, as well as quarterly and yearly financial reports as well. We do most of our communication through the mobile app, GroupMe, which allows key members of our team to have constant contact with the property owner in the case of any issues.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

Guest reservation funds as well as property reserves and security deposits are held in escrow accounts. Every month the collected revenue for the property, less any expenses and our management fee, is paid directly to the property owner's bank account.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

Yale Assure Smart Lock: This smart lock system generates a unique code for each guest, preventing past guests from getting access to the property and providing a more secure place for the guest.NoiseAware: This system monitors the occupancy and noise levels in a unit without infringing on the guest's privacy to notify us of any potential parties or loud events that could cause trouble with the neighbors.Energy Management: This system replaces the thermostat in the home, and helps save you money on your utilities. It keeps the temp low/high depending on the season to reduce utility expenses, then brings the temperature to a comfortable level before the guest is to check-in. It also helps us monitor any potential issues with the HVAC system so we can address them before they affect a stay.Dynamic Pricing: This helps us get you the best possible monthly revenue for your listing.

Full-service Management: We manage the entire aspect of the vacation rental, from the utilities and the cleanings to large-scale refreshing of units.Communication: We strive to communicate everything in a clear way to avoid confusion and cover issues before they become real problems.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Bookings through large OTA's have damage insurance, and bookings through our direct website or other platforms that don't have damage insurance we offer to insure ourselves and/or require a security deposit.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We utilize a dynamic pricing software but also monitor the rates and adjust manually as needed.
