In order to best cater to the needs of our clients, we have carefully put together different packages for them to chose from. The commission varies from 25-40% depending on the option they chose. 2. Marketing: Please detail the strategies you utilize to market properties to guests.

We list each of our properties on Airbnb, VRBO, Expedia, and PMI Travel. We also work with numerous other platforms and target what will work best for each individual home. In addition to the listings, we have a large network of travelers that we advertise to. We collect this audience through social media, past guests, etc.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

Our local, honest, and hardworking team can take care of it all for you! We ensure your home is touched numerous times before and after each guest stay. This gives us a chance to make it perfect for the guest, and ensure it has been well cared for by the guest. We pride ourselves in offering a full service clean for each guest with no check-out expectations. This truly sets the impression for our guests and encourages return stays. Following the clean, we do a cleaning inspection to check even the tiniest things to make sure the home is guest ready. We then have a pre-arrival inspection to set the tone for the arriving guest. This includes our PMI scent, music, an electronic detailed guidebook in place, temperature just right, lights on, etc. After a guest has checked out, we have a damage inspection which gives the opportunity to protect your home from damage and resolve any problems as soon as possible.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

PMI has a dedicated Owner Relations team that is available for your every need. We are available as much or as little communication as you would like. We do not have a specific procedure in place as we cater to the needs and desires of our owners to make sure they have the experience that they want.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We use quickbooks and Ximplifi to make a great owner experience. We also have an owner portal for them to see what reservations are happening, reserve their time at their home. We practice trust accounting within our company.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

Accepted Answer

We use different types of technology throughout every aspect of our business. The few that benefit our owners and guests the most are stayfi, decibel monitoring, smoke monitoring, e-guidebooks, and schlage locks. Stayfi is a data collection branded wifi. It creates a seamless wifi connection while collecting each guests information so that we can market to them encouraging them to stay in your home again. Minut is a noise detection monitoring device which monitors the decibels in the home. This protects your home from the potential harm that parties can cause to your home, reputation, and neighbor relations. Our e-guidebooks set the experience so that guest have access to all the information that they need in one location. Schlage locks are another way that we protect your home. This allows for a personalized code to each guest that will only work for the duration of their stay.

Locally owned and operated! Have you ever tried to ask someone based in Florida for a suggestion about snow removal? We want to make sure that never happens for you! Our local team has local knowledge to benefit both owners and their guests! We also use in house housekeepers which gives us more control. Our many inspections we provide before and after guests ensure we have many sets of eyes on your home.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Each of our guests is required to purchase damage insurance for their stay with coverage of $10,000 plus. This combined with our thorough damage inspections after each guests keep your home up and running in the condition that you deserve.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

Our nightly rates are pulled together as a thoughtful combination between dynamic pricing and local knowledge. We take many factors into consideration when building out our pricing strategy and then allow the pricing software to maintain it in between our weekly check-ins.
