We focus on results oriented programs that result in bookings vs. branding campaigns including SEO (search engine optimization, PPC (pay-per-click), email marketing to various databases, Google Display & Retargeting ads, Conversion optimization, blogging, and some social media marketing.

In addition, we have a team of stagers, who are the inspectors who follow up each clean with an additional set of eyes to make sure everything is in place and correct before a guest check-in. We have three dedicated homeowner representatives who will be your day to day contacts. In addition, you will have an Owner's Portal that you can log into 24/7 to see your financials, live calendar, etc. You will receive monthly and quarterly statements outlining every booking, plus all financial details.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Accepted Answer

All guests participate in a damage waiver program that encourages them to alert WLVR when and if an item needs to be repaired or replaced, which WLVR will pay for up to a pre-determined amount. Also, during our vetting process of guests, on occasion, an additional refundable deposit may be taken.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

Our three tiered revenue management system includes the use of a dynamic pricing software, a revenue management partner who is associated with our pricing software, and WLVR team input based on years of personal experience in the market.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

WLVR and its owner Sharon Walker, are extremely active in advocating homeowner rights  and state-wide, fair, and consistent regulation for short term rentals. Mrs. Walker launched and chaired the Texas Professional Vacation Rental Management Coalition, and raised the funds to hire a lobbyist to work with a legislator to write a bill for the January 2023 session. We look forward to more in 2024.
