1. Commission & Costs: Please explain your commission structure and any additional costs a homeowner might incur.

Our standard commission rate is 25%. Homeowners are responsible for all regular property costs, including utilities (Wi-Fi, water, trash, electric), maintenance, lawn care, pest control, and pool service. In cases of guest damage, the cost is billed back to the guest. However, the homeowner may initially see a charge, with reimbursement once the funds are recovered from the guest, though reimbursement is not always guaranteed.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We provide comprehensive cleaning and maintenance services. Routine cleaning is included after every guest stay, with cleaning costs billed directly to the guest. Owners are only billed for cleaning in the case of an owner stay or a deep clean, which we aim to coordinate with a regular turnover to minimize costs.Monthly inventory inspections are conducted along with maintenance walkthroughs to assess the property's overall condition and handle minor maintenance tasks like replacing light bulbs, batteries, and filters.Most markets have an on-site maintenance technician available to handle most repairs at minimal cost to the owner. Charges are based on the job, covering labor and materials. For more extensive issues, we can also source trusted third-party vendors as needed.We have a $500 monthly maintenance threshold, meaning any costs below this amount are handled without owner approval. For anything exceeding that amount, we will reach out to the owner for approval.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

During the onboarding process, communication is frequent to ensure a smooth setup. Afterward, our Owner Relations Manager will be the sole point of contact for the homeowner, addressing any issues that arise or when they need assistance. Homeowners won’t need to reach out to anyone else for support.We can provide revenue reports upon request, although we don’t typically send them regularly. We can discuss options to meet your preferences if consistent reporting is needed.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Depending on the size and length of the reservation, we may require a security deposit. If no deposit was collected and damages occur, we will bill the guest directly. If we are unable to recover the funds, we work with the OTAs (Online Travel Agencies) to hold the guest accountable. We provide thorough evidence of the damage to ensure the guest is held liable and work through the platform's support system to recover the costs.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

Our revenue management strategy is tailored to each individual property to maximize revenue performance. We conduct competitive analysis to understand market positioning and pricing strategies of competitors, use predictive modeling that forecasts future demand, and provide continuous monitoring to react to changing market conditions along with other actions. We employ a hybrid strategy when it comes to managing rates. Dynamic pricing is a key component of our rate management, coupled with experienced revenue management experts monitoring and adjusting as needed.
