We charge a flat 20% of the nightly rate (no commission charged on cleaning fees) and do not have any other fees that we charge our owners. We also do not nickel and dime for tasks such as changing light bulbs, air filters, batteries, etc. Our commission covers our full services and allow our owners to be passive.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We list on all major booking platforms, social media pages, and have a direct booking site option as well. We specialize in Airbnb and are highly rated on that platform.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We partner with industry leading cleaners and maintenance professionals in the area to ensure we are able to provide owners the highest quality of service. Cleanliness is a critical factor to our success and we ensure each property meets our high standards by sending inspectors prior to guest stays.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

All property owners will have access to an owner's portal for transparency into reservations and calendar access. All owners will have direct access to the company owner (cell phone) and they are welcome to call or email anytime to discuss their property.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We have a certified CPA who specializes in trust and short term rental accounting handle our accounting. All owners are paid via direct deposit monthly and are provided with an owner statement via an owner's portal and email.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We were built from the ground up with the changes in the vacation rental industry in mind. We leverage industry leading technology for management software, dynamic pricing, guest messaging, smart locks, and much more.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We have partnered with a damage insurance company that offers $3,000 up to $20,000 worth of coverage for each reservation. This is covered by a small, non-refundable fee charged to the guest at the time of booking. Any damages will be covered by the management company and we will ensure your property is restored back to the condition it was found.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We use a dynamic pricing software that adjusts for supply and demand in the area. Being local, we are also able to adjust pricing manually for any specific events such as bike week, country music fest, etc.
