If commission is a major factor for you, then we may not be the right company for you. Any luxury property owner should look for what you get for the commission you pay. Lower commission always means less service and less asset management and higher annual costs. We offer a fair rate that does fluctuate based on gross revenue.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We are across almost all of the online travel sites, but we work very hard to drive direct bookings and repeat guests. We have a very detailed plan on how we achieve over 70% direct bookings. We are happy to discuss with you when the time is right.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We ARE an asset management firm. We have 7 full time staff members for just 28 properties. This staff to property ratio is unheard-of in the industry.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We are 100% a cohesive team. Every team member knows every property, but they are also dedicated to managing specific assets. Reporting and transparency is robust within the organization.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We an industry leading, top in class property management system with the best trust accounting software in the industry.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We also own a tech company which manages our website, online marketing and communications to owners and guest. We also developed the vacation rental industry's first and ONLY Price Comparison Tool. This product proves to our website visitors they are getting the absolute best price in the market by booking directly with us.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

Our customer service is our brand. From asset management to owner and guest communications, we are the leader for guest and owner satisfaction.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Every reservation pays a resort fee. This resort fee covers the owner for up to $1500 in any accidental damage. Catering to a more affluent clientele, we have very few issues in this arena.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

With so few units and so many staff members, we are constantly reviewing the market ourselves. While we do not strive to be the cheapest offerings on the market, we do give exceptional value for the quality and services delivered to our guest.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

Having 2 kids still in the local schools we are very involved in the school community. We sponsor sports and get involved in community events and donate to teachers so they have the supplies they need to do their jobs effectively. We also hire those teachers in the summer season to give them support.
