The vast majority of our Owners enroll in the 35% “Oversight” program that offers a greater level of hands-on management. A 30% program that aligns with industry standards and less oversight is also available while still providing access to our fantastic staff, marketing, and Guests. Offering a “Market” program serves Owners who share our same values for cleanliness and property care while wishing to be more hands-on in maintaining their Property. These Owners visit frequently for maintenance needs & deep cleaning. Single repairs are to be approved by owners over $250 Owner fee income of $1,500 is to be held in a trust to pay property expenses.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

Partnering with Seaside Vacation Homes ensures property visibility through our website and numerous OTAs (Airbnb, VRBO, Expedia, etc.). We create consistent local content through E-mail outreach that provides our guests with activities and current events while offering them a curated selection of ideal properties to suit their needs.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We offer a full staff of property managers ready to clean and monitor the property's overall health. Our team members receive a high level of ongoing training to ensure that they are up to date with best practices. Each property manager is empowered to submit service requests to keep the homes in their best condition. Our maintenance team offers a wide array of skilled labor to take care of the property as needed. We offer many in-house services to help keep the property in great condition. Our maintenance staff is ready to respond to unforeseen occurrences and is equipped to offer skilled upkeep to minimize wear and tear.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

Seaside Vacation Homes is proud to offer local support to homeowners and guests alike. We can be reached by phone, E-mail, or text. We run emergency lines for all hours of the day to ensure needs are met as soon as possible. Our homeowners receive quarterly emails that include information about company updates, staffing, booking rates, revenue boosters, and ongoing projects. We have a full administrative staff to assist with all aspects of the property. With team members in Operations, Maintenance, Sales, and IT ready to answer questions and offer support.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We employ a drone, a 3D rendering camera, and a 360-degree view camera to provide the best media for all of our listings. This makes sure that guests have the most up-to-date and realistic view of the property.We also use smart locks to automatically generate codes for guests, and delete them on check-out to ensure the safety of the home for the homeowners and future guests.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

We provide a dedicated staff onsite, in Seaside to care for the properties. No more than 8 homes are assigned to any one property manager. Seaside Vacation homes holds a Guest impact policy, meaning owners don't pay for anything we can track to a single guest use. Our management teams provide a complimentary cleaning inspection prior to all owner stays.Our property management office sits atop a furniture store owned and operated by Seaside Vacation Homes. Our doors are open to owners to help furnish and decorate the properties at a significant discount in order to keep the homes looking their best. With an in-house designer on standby, the process of maintaining the interior is effortless.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Our guests are given the opportunity to fill out a property condition inventory at the beginning of their stay. Any pre-existing concerns can be documented, and our team is notified prior to guest checkout. A deposit is collected when guests book through certain OTA's.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

Seaside Vacation Homes utilizes Pricelabs to keep our pricing dynamic and up to date. Additional manual oversight is utilized to ensure owners' expectations are met, with the goal of keeping our occupancy rates high.

Seaside Vacation Homes is a well-known local brand. Our signs are easily recognizable throughout the community as a symbol of quality and consideration. We are active in community legislation, keeping an eye out for our owners and advocating for rental properties.
