We charge an onboarding fee (most of the fee covers professional photography for your listing) and then depending on the type of agreement we charge 10%-35% of nightly revenue. Home repairs and maintenance are paid for by our clients, and turnover cleans are paid for by the guests.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

Listing all properties on Airbnb, VRBO, Booking.com and many other listing sites. We also market our properties on social media and we are in the process of advertising on a billboard.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We arrange all cleanings, maintenance, and inspections.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We communicate with our clients via phone, text, and/or email. You will be able to communicate with the entire team depending on your needs. We provide monthly earnings statements.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We follow trust accounting principles and have a accountant/bookkeeper that does our accounting.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We use a property management software called Hostfully, Dynamic Pricing, Breezeway for cleaning management, Remotelock for guest access management, and many other software integrations.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

We are local! We know the uniqueness of the Philipsburg area and understand that guests might need more guidance to get the most out of their Philipsburg vacations. We are also a small business, so each of our listings receive the hands on, custom attention they need in order to help them thrive.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We offer a damage waiver to guests for a varying, but reasonable fee. Any damage up to a certain amount (varies per property) will be covered and the repairs will be managed by Pintler Cabins.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We use a dynamic pricing software that all the major property management sites use. We regularly monitor pricing and understand that our properties may also need individual pricing attention as well.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

We love Philipsburg and are doing everything we can to ensure we support the community. We drive guests to all the local business via our digital guidebooks and guest communication. We utilize local businesses and artists for our swag, home decor and welcome gifts!
