1. Commission & Costs: Please explain your commission structure and any additional costs a homeowner might incur.

Sand Stays charges 20% of gross bookings. The only other charges an owner will incur would be expenses we paid out on their behalf such as cleanings, repairs, and items such as that. We don't nickel and dime our owners.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We push listings to over 13 booking platforms and continue to stay on top of the best channels for each property.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

Sand Stays is full service meaning we can handle just about anything for you regarding your property. We will handle the scheduling of maintenance, cleaning, guest check-ins, guest check-outs, and laundry.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

Our owners have access to a 24/7 texting line that is shared with our entire team if they need something simple. They also have access to individual team members directly if they need something in a specific category say maintenance or reports. In regards to reports, each month owners get a detailed financial report emailed directly to them.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We utilize Hostaway which is one of the industry leaders in property management software for short-term/vacation rentals. Each owner will receive logins to access not only financials but their entire calendar as well. They can access it via PC or even the Hostaway app right on their mobile phone.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

What makes us different is the fact we are obsessed with the journey and where the business will take us as we work every day to explore and get better not only for our owner but for ourselves as well. We continue to explore new services, software, and opportunities to achieve that and the owner gets to benefit from the improvements we make at no cost to them.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We don't feel a few bad guests should ruin it for all so we chose not to require security deposits however we certainly can if an owner prefers to. Damage is rare and is usually small inexpensive things that we will usually cover for an owner and if it is something larger we can file a claim with the channel the guest booked with or charge their card on file if it is a direct booking.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

Sand Stays utilizes revenue management by employing a dynamic pricing tool and a few team members trained to follow trends, review stats daily, and simply stay on top of many of the strategies used to maximize revenue.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

We do our best to reduce waste, utilize recycling, use refillable containers, donate used linens to animal shelters, and even good condition furniture that is still usable but is getting upgraded to local families in need.
