Please reach out to us regarding our commission structure.   It is very competitive for the Cape Cod market.  We also offer property management services and have a fee structure that allows owners to pick from a menu of services.

In addition to our website we also market properties on various other third party vacation rental marketing websites and would be happy to discuss them with you.   We tailor our marketing efforts to each individual clients needs.   We utilize social media as well as email marketing to help fill open nights.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

Many of our owners have their owner cleaners.   We are happy to make recommendations if you would like to manage the cleaning process yourself or we can handle it through our Property Management division.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We have a team approach to communication with our clients.   We encourage owners to reach out anytime with any questions or concerns they have and we will respond quickly.   Monthly revenue and expense reports are provided to owners as well as any other reports on a requested basis.

We have a state of the art management program we use in the financial management of the properties.   Yes we use Trust Accounting.

Again, we have a state of the art Vacation Rental Management system and utilize social media, google and other media to help promote listings and fill weeks

Accepted Answer

We are locally owned and operated.   We are not part of a francise or large box corporation.   The owner of our company works in the local office every day and is available to speak with owners at anytime.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Accepted Answer

As part of every reservation we require guests to purchase Damage Protection Insurance in lieu of a security deposit.   Premiums are paid to a carrier for the coverages sold.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

Our owners provide us with their pricing and we are happy to make recommendations based on our decades experience combined with pricing software that we work with.   As the year moves on and we get closer to the season we reach out to owners and recommend adjustments to their open nights.

Patrick, the owner of the company has long been involved in numerous local charities and encourages the members of the team to do so as well.    Locally he has been on charitable boards, town committees and hosted fundraisers big and small to support local initiatives. We need to take care of local business as it builds a better, stronger community for owners and guests/
