Commission is 20% of rental rate.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

our software is integrated to over 80 different listing sites. Some of those sites charge to list, others add a percent on top of the price so the tenant pays. We work with the homeowner to determine which sites to market on.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

Our team handles all cleanings and inspections. We will also resomd to all guest calls and issues. We will physically be at the house to triage the issue (Free of charge) prior to calling for a service technician.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We produce monthly statements for owners and povide an owner portal where the owner can see their bookings work orders and cash flow, as well as book the property for themselves. All owner releationships are directly with Karin and Travis.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

All deposits are held in escrow until earned. Prior month earnings are disbursed from escrow to the owners.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

we use iTrip property management software for listings and work orders, along with RevMax for revenue management

We are a locally owned and operated family business that uses a top tier technology platform to maximize listing exposure and ensures that pricing is competitive.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We offer 2 options for the guests. Security Deposit or a Damage Waiver Fee.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We use a sophisticated revenue management platform that evaluates comparable properties against occupancy, price and booking horizon. We establish rules and the system provides daily pricing changes based on the latest market conditions.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

We co-founded the Treasure Coast Chapter of the Florida Alliance for Vacation Rentals and have served on the state board. We also are involved in the county tourism councils and state legislative advocacy for property owners right to rent.
