The management fee will be calculated based on the rental rate before taxes and the cleaning fee. Our commission structure is:25% for Daily/Weekly Rentals20% for Monthly Rentals15% for Multi-Month Rentals (3-6 months)15% for Owner Referral Bookings10% for Yearly Rentals (plus “finder’s fee” to be determined, but no more than first month’s rent.)*No long term rentals considered without owner involvement and approval.

Destination Amelia will send by email itemized monthly statement including rental income, expenses, and management fees. Owner monthly payment will be submitted via direct deposit, unless owner requests check. This payment is to be paid monthly by the 15th. Professional bookeeping and consulting services through Thuro Accounting, who follows trust accounting principles.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

Utilizing Streamline Property Management Software, owners can access their own Owner Portal to manage their unit/s, maintain reservation calendars, submit maintenance requests, and view statements.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

The owner will carry at owner’s expense, comprehensive general liability insurance against any and all claims or demands whatever arising out of, or in any way connective with, the operation, leasing, and maintenance of the property. Our company also carries the necessary general liability coverage.The owner agrees that our company is not liable for damages resulting from vandalism, excessive and unreasonable wear and tear, acts of God or other natural disasters. In the event of damage to the property due to guest conduct, our company will make all attempts to obtain payment from guest to cover damages.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

Our company utilizes PriceLabs, a dynamic pricing tool and revenue management platform for our direct booking website and our listings on Airbnb, Vrbo, and Booking.com.
