1. Commission & Costs: Please explain your commission structure and any additional costs a homeowner might incur.

Our commission structure varies per market, property, property type and projected rental income. Because we delivery a variety of services and products per market and even rental complex, we do have varying commission structures. Our onboarding costs also vary, but are often times very competitive compared to our competitors. Homeowners are often very pleased with what they find our annual bottom line they achieve, because of our property care, toppling revenue but also because of our cost savings for owners.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

Our marketing strategy is a combination of efforts from experienced market leaders in marketing- we focus on a healthy blend of direct bookings through our well versed and trained reservations team, bookings directly through our website and third party new customer acquisition. We achieve between 50-60% direct bookings annually, and largely drive bookings outside of that through VRBO and AirBnB.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We offer full service housekeeping and maintenance services.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

Owners have a dedicated Owner Relations Manager for their geographic region and/or complex. We provide multiple revenue reports as an update for owners on market conditions, monthly updates and owner statements monthly for financial reporting. We also provide much more in depth reporting to owners per their requests.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We do - our accounting team is well versed and brings years of experience to the financial practices we offer owners.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We utilize a Property Management System to manage our reservations and the base of all of our information. We heavily utilize BeHome 24/7 as a means of tracking on a very detailed basis the Maintenance and Housekeeping performed in units. We also utilize Key Data and Wheelhouse for pricing and rates/revenue updates and data.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

The main differentiation has been our care and hospitality approach to the business. Our leadership team brings over 200 years of experience in this short term rental field, and when we see so many operators with little to no experience, or focusing on technology, we have an outstanding team that truly cares for our owners, our guests and our properties. That is unique and rare in this field.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

We do damage insurance for our guests- they pay a nightly fee that offers coverage for damages, if the valid claim is approved.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We heavily focus on our revenue management- we strive to be the market leader in not just results, but in information and resources. Because of our depth of experience in rates and revenue, we believe our strategy and results are second to none. We rely on a trusting relationship with our owners to let us operate as we see the market, with a combination of our manual processes and decisions, in conjunction with Wheelhouse, Key Data and more technological resources. We believe it is vital that no matter how many technological resources, to deliver the best results for each property owner we must also use manual touch to work our revenue management strategy, and to assess previous successes and failures.

When Chris Wheeler, Founder and Partner, opened the doors of Scenic Stays in 2018, he brought his enthusiasm for Southern hospitality, local experience, and industry knowledge to the 30A community. In fact, our original name was Scenic Stays 30A because it was the only area we served at that time.

With the knowledge, commitment, and local touch Wheeler brought to Scenic Stays 30A, it was only a few short years before the company expanded its footprint into Destin. While the growth was fast, the Scenic Stays team remains true to its roots by keeping the same personalized touch.
