2. Marketing: Please detail the strategies you utilize to market properties to guests.

Using dynamic pricing, professional revenue management with sophisticated tools providing market price and occupancy data, and local historical and current market experience, we monitor and adjust pricing to maximize revenue per available property. Our units are advertised on all major rental platforms including VRBO, Airbnb, Expedia, Booking.com and Homes & Villas By Marriott Bonvoy, to name a few.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We are a full-service vacation rental company. We advertise, set and monitor nightly rates, communicate with guests, coordinate cleaning and maintenance and are your local boots on the ground to care for your property and guests.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We email our owners regularly to keep them updated on their property, local regulatory issues and the like. We send monthly Statements just prior to paying them monthly.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We use Trust Accounting when booking monies are collected, and pay owners from that account in the month following completion of a booking. We also pay all State, County and local sales taxes on a monthly basis on the owner's behalf. We issue 1099's at year-end.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We have sophisticated back office software, a strong cleaning/maintenance app and subscribe to several powerful pricing tools which provide market pricing and actual real-time occupancy data for our market.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

iTrip Keystone is the only nationally-based company with strong ties to the major rental platforms and leading technology with local owner/operators who know the market in Summit County well. We do not use call centers when responding to owners or guests; when you call-we answer 24/7.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Guest purchases damage coverage or pays a refundable security deposit. The insurance covers accidental damage if reported by guest. Otherwise, the guest is charged for malicious or unreported damages.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

Working with a professional Revenue Management company, we utilize multiple pricing tools that show actual booking rates (not advertised rates) and market occupancy by date. Our rates are reviewed daily and strategies are discussed on a weekly basis or more frequently as conditions may change.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

iTrip Vacations has been very involved over the years with various charitable organizations, free weekly and holiday dinner service and fund raising. Additonally we are involved in the Summit Chamber of Commerce, the Summit Association of Realtors and various organizations working to assure fair and reasonable regulations related to 2nd homeowners and the short-term rental industry.
