1. Commission & Costs: Please explain your commission structure and any additional costs a homeowner might incur.

We do not markup maintenance issues and do not charge guest booking fees. Our income is 100% commission based on the property’s revenue, so our incentives are perfectly aligned with the owners.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We use various strategies including social media but most importantly making sure that each listing is optimized and always up to date on every major booking channel.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We handle all cleaning and maintenance. We do not markup maintenance cost that we are able to take care of ourselves. Our cleaning crew is a professional company that launders all the sheets and towels offsite inspecting each and bringing a fresh pre laundered set for each stay. This makes same day turnovers quick and easy.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We have a team of people that are on call to deal with any owner requests. Owners are able to book stays through their owner portal that automatically blocks of the calendar and schedules cleans. The portal is also where they can find monthly booking and revenue reports.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We do use trust accounting and any money that is collected from guest is not touched by Tuckedin until the owner has been sent their money.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We have a complex tech stack that allows us to integrate, operations, cleaning, messaging, security, pricing, marketing and many other functions seamlessly.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

Owners that come to us from other property managers have raved about the prices we are able and similarly they are shocked by how few things we are charging them for in comparison to what they are used to seeing on their monthly statements.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Every one of our stays are covered by insurance either through the booking channel or a third party.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We use a dynamic pricing software but we also are careful to layer on our assumptions and changes that seem to fit each market that that the software might miss.

We are a members of both the local and national Short-Term Rental Associations.
