25% commission to the homeowner.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

I use Airbnb, VRBO, website and social media to market the properties.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We manage all housekeeping and maintenance of home when needed.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

I communicate with homeowners as they see fit. I also provide end of month statements of bookings to justify revenue disbursement.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

I collect on behalf of the homeowner. The first of the month, I provide a detail of all bookings and revenue generated from that month. If any maintenance was performed or supplies needed. Invoices/receipts will be provided to homeowner as well.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

I use Direct software that manages all marketing platforms and consolidates for property managers and homeowners.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

I served in the United States military and operate with integrity. I take care of the properties as if they were my own since I own an Airbnb. I never ignore the homeowners and aim to provide the best guest experience while maximizing revenues.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Pictures and action is taking. Every circumstance is different, but I work with the platforms to make sure things are being replaced and/or I directly connect with guest to make things right.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

I use dynamic pricing system called Pricelabs. I change the parameters every couple of days to change the search engines in the different platforms.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

I absolutely am involved in community service and wholeheartedly believe in giving back. I served in the Air Force and local charities.
