2. Marketing: Please detail the strategies you utilize to market properties to guests.

We are on 50 different booking channels, with the main ones being AirBnB, VRBO, Booking.com, and Marriott. We have AirBnB Superhost and awarded AirBnB Plus status for our beautiful properties.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

We provide full service cleanings, detailed inspections at no extra cost to the homeowner. We also have a full time maintenance manager on staff.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

We have direct communications with our homeowners. Ever owner has Pete's direct number and he responds THE SAME DAY....most of the time within minutes. Our owners are our first priority. Then at a close 2nd comes our guests.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

We have details monthly statements, and yearly statements for easy accounting. Owners will also have a back office portal to view the status of their property in real time! Email notifications for every reservation is an option, if owners want it. :-)

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

We have our own proprietary software and always adding updates to better serve our owners and guests.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

We have direct integrations with main platforms like AirBnB, VRBO, and Marriott. We don't know of anyone in the industry that has this. We were THE first property management company to have a direct integration with AirBnB.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

If a guest damages your home, you are covered. AirBnB guest damage is covered by AirBnB for up to $3M. VRBO covers up to $1M. We haven't had any major guest damage claims, but for the minor ones, we handle repairs and getting paid from the guest or getting paid from the platform the guest used to book your home. We will let you know what we replaced or repaired.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We have a dynamic pricing tool that is the best in the industry. We also have 30 years of experience in managing rates, and adding tools to the dynamic pricing system, which enhances future reservations. We are consistently beating the market.

10. Community Involvement and Reputation: Are you involved in the local community and do you support local initiatives?

We are local and support the community, and friendly with the neighbors. We register your home with the Arizona Department of Revenue for your TPT license, and we also register your home with the city and are compliant with a short term rental license, which is now required in all cities in Maricopa County.
