1. Commission & Costs: Please explain your commission structure and any additional costs a homeowner might incur.

Management fee is 25%-30% of the gross rental rates collected depending on the property and it's location.

2. Marketing: Please detail the strategies you utilize to market properties to guests.

We utilize online travel agencies such as Airbnb, VRBO, and our own company website. We also partner with Marriott to allow guests to use Marriott points to book select properties.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

The cleaning fee is paid for by guest when they books the reservation. We cover to cost of the cleaning supplies and labor. Restocking of basic consumables goods is covered by the management fee. We will do a deep clean (billed to home owner) and maintenance inspection (Included in managements fee) every quarter.

4. Communication & Reporting: How do you communicate with homeowners and what types of reports do you provide? Who will I be working with on your team? Will I have a dedicated representative or a team approach?

Home owners will have direct access to our partner success manager as well as their owners portal where they can view information about their property. Once a month home owner will receive one direct deposit and one owners statement.

7. Differentiators: What unique aspects set your company apart from other property management companies, especially in terms of advantages to homeowners?

We are 100% local to North West Arkansas and are experts in our market. We have a team of professionals all with dedicated rolls to ensure that our properties see maximum success. We also implement an executive stay program that goes beyond what a typical stay would look like. In addition, we have just became the first short term rental manager in Arkansas to partner with Marriott Homes & Villas.

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Guests are required to purchase a damage wavier that covers than for up to $2500 in damages to items inside the property.

9. Revenue Management: Please explain your strategy for revenue management? How do you determine pricing to optimize earnings? Do you utilize dynamic pricing software, manage rates manually, or employ a combination of both methods?

We have processional revenue managers that utilize a dynamic pricing model. Our rates can fluctuate on a daily basis keeping up with peak seasons and high demand.
