At itripvacations we implement a robust marketing approach designed to provide direct access to over 150 million potential guests worldwide. This includes targeted advertising on prominent vacation rental portals, active engagement on social media platforms with a focus on paid advertising, and an interactive website that utilizes geo-targeting technology to connect with potential guests. We advertise on 3rd party booking sites - Airbnb, Vrbo where we are a Premier Partner, Booking.com, HomeToGo.com, and GoogleVR. Furthermore, our extensive outreach efforts include the distribution of itripvacations eNews to over 40,000 recipients monthly and a blog featuring 12 new articles per month. With an annual investment exceeding $1 million in internet marketing and branding, itripvacations has established itself as a nationally recognized brand with a network spanning more than 85 locations across the United States and Canada. We are committed to creating a mutually beneficial partnership that prioritizes your property's success by employing strategic pricing, comprehensive marketing, and leveraging the strength of the itripvacations brand.

3. Cleaning & Maintenance: Please outline your property management services, including but not limited to cleaning, inspections and maintenance.

Owners at itripvacations pay no portion of the guests’ cleaning fees. During peak summer seasons our cleaning contractors perform minimal surface cleaning tasks which are somewhat different than the scope of service provided by a private, residential cleaning contractor who typically has 4 to 8 hours to complete the services. Neither owners nor guests are allowed to clean a property themselves when vacating, instead of paying a cleaning fee. Should there be any issues with the cleaning, itripvacations must be able to follow up with someone who is held fully accountable for the work performed.After a busy summer rental season, all properties are required to have an annual deep clean performed by itripvacations. These are typically completed between October and February every year. Rates vary depending on the size of the property. Laundering of soft goods is not included in the price but is required. You will be billed on a per-pound basis. This will be the actual cost from the laundromat and you will not be up-charged. This is also the time to consider having the tile floors steam cleaned, furniture and carpets cleaned and the patios pressure washed. These services are not included in the deep clean charge. Although we only require one, we recommend two deep cleans at your property every year.itripvacations provides, at no additional expense to the owner, standard light bulb replacement, regular AC filter replacements, and battery replacement. The current labor charge is $90* per service call for an itripvacations maintenance work order. Owner approval is required for work estimated to be over $300. However, if the owner cannot be reached, and in the case of an emergency, or if necessary to maintain service to a guest in the property, the property manager may have to determine to approve a work order over $300*. This can help avoid the loss of rental income due to a guest having to be moved from the property.

The online portal is equipped with features such as real-time booking and maintenance updates, owner statements, and direct owner booking capabilities.To enhance personalized support, we have a dedicated Director of Owner Services, serving as your primary point of contact for any inquiries or assistance. Additionally, our maintenance coordinator is available for direct communication when needed. We strive to keep you informed promptly and efficiently, and both of these professionals can be reached via text, phone, or email.As part of our commitment to transparency, itripvacations provides a detailed monthly statement outlining the previous month's rental activity, itemizing all income and expenses for your property.

5. Financial Management: Please discuss how you handle financial management for the properties you manage. Do you follow trust accounting principles?

ABSOLUTELY we follow trust accounting principles. itripvacations provides you with a monthly detailed statement of the previous month’s rental activity. The statement itemizes all income and expenses. You will receive your funds via direct deposit within two banking days from receipt of your emailed owner’s statement. Additionally, you can log in to your Owner's Portal at any time to get any of this information.

6. Technology: What kind of technology do you employ and how does this technology provide benefits to both homeowners and guests?

8. Guest Damage: What is your approach to managing damages caused by guests? Do you require a security deposit or offer damage insurance? If you opt for insurance, how do you establish the coverage details?

Reservation Deposit vs. Damage Deposit: itripvacations collects a reservation deposit at the time the reservation is made, equal to 35% of the rental rate. This is a deposit to protect against cancellation outside of the acceptable cancellation period, not a deposit to protect against damage. Every reservation includes the cost of and enrollment in a Limited Damage Waiver Program. This program covers guest damage to a unit as a result of inadvertent acts or omissions during the stay, up to $1475. When necessary, due to the nature of the damages, guests are contacted for payment. We will make every effort to collect money from the guest. Wear/Tear vs. Guest Damage: Inventory items, carpeting, paint, and furniture receive a considerable amount of wear throughout the rental season. The carpet and furniture will get dirty and will need to be cleaned. Inventory items will break and will need to be replaced. Walls will need to be touched up. Those items are wear and tear and are the owner’s responsibility. However, if the property incurs guest damage such as a hole in the wall or an iron burn on the carpet, that is considered guest damage and every attempt will be made to recover the cost from the guest.
